What it is

An Energy Performance Certificate rates how energy efficient a property is from A to G, and sets out what could be improved. It is produced by an accredited domestic energy assessor who visits the property, records its construction, heating, insulation and glazing, then lodges the certificate on the national EPC register. Once lodged it is valid for ten years and is publicly searchable.

How it works

EPC — common questions

How long does an EPC assessment take?
Most domestic assessments take between 30 and 60 minutes at the property. Larger or unusual properties can take longer.
How long is an EPC valid for?
Ten years from the date it is lodged on the national register. You can reuse a valid certificate for a new sale or tenancy within that period.
Do I need to be there for the assessment?
Someone needs to give the assessor access to every room, the loft hatch and the boiler. That can be you, a tenant or the agent holding the keys.
Can I get an EPC for a property that is tenanted?
Yes. We arrange access directly with the tenant and give proper notice so nobody is caught out.
What happens if the property is rated F or G?
It cannot normally be let until improvements are made or an exemption is registered. The recommendation report on your certificate sets out what would raise the rating.
