Bridgend produces two very different EPC populations: newer estate housing that rates B or C almost automatically, and older town-centre and valley-fringe terraces where the rating has to be worked for.
Broadlands, Brackla and the Coity developments are modern, insulated and well controlled, and rarely need much beyond confirming what is there. Older stock around Nolton, Oldcastle and out towards Maesteg is a different job — solid or narrow cavity walls, part-replaced glazing and older boilers. Coastal exposure towards Porthcawl and Ogmore also affects heat loss on the more exposed properties.
