It rewards a specific handful of things: wall construction, loft insulation depth, the age and efficiency of the heating system, the heating controls, the glazing and the hot-water setup. Heating is the next lever, and it is the one most likely to be worth acting on. A modern condensing boiler with a room thermostat, a programmer and thermostatic radiator valves scores materially better than an older system without controls. Where a property is off the mains gas network and running on electric heating, oil or LPG — which does happen in the smaller communities around Blackwood — the fuel cost assumptions built into the calculation push the rating down, and the assessor will need to record the system accurately rather than approximate it.
Extensions and part-completed improvements are the most common cause of a disappointing result.
