A modern condensing boiler with a room thermostat, programmer and thermostatic radiator valves scores materially better than an older system with none of them, and on a solid-walled terrace it is often the only realistic route to a higher band. That matters most to landlords approaching the band E floor, where the recommendation report becomes a work plan rather than a formality.

Extensions and phased improvements cause most of the surprises. A rear extension built to a later standard, windows replaced in two or three stages, or a loft converted with thinner insulation in the sloping ceiling are all assessed as separate elements.
