What it is

A landlord gas safety check is an annual inspection of every gas appliance, flue and pipework in a rented property, carried out by a Gas Safe registered engineer. Once it passes, you are issued a CP12 gas safety record which must be given to your tenant within 28 days and to any new tenant before they move in.

How it works

Gas Safety — common questions

How often do I need a gas safety certificate?
Every twelve months for any rented property with gas appliances. You can have the check done up to two months early without losing the original expiry date.
What is a CP12?
It is the landlord gas safety record issued after a passing inspection. It lists every appliance checked and the result for each.
What happens if an appliance fails?
The engineer will make it safe, explain what is wrong and what it would take to put right. You can then decide how to proceed.
Do I need one if I live in the property myself?
There is no legal requirement for owner-occupiers, but an annual check is strongly recommended and is usually required to keep a boiler warranty valid.
Can you deal with the tenant directly?
Yes. Give us their contact details and we will arrange access, confirm the appointment and keep you updated.
